Conveyancing is the name given to the legal process of transferring the ownership of property. The conveyancing process involves undertaking the necessary checks and searches to ensure that the seller owns the property being sold and that the buyer purchases the property without any unexpected encumbrances.
Our conveyancing services are limited to residential property transactions in England and Wales only.
In the vast majority of cases it is not necessary for your Conveyancer to see you in person. All issues can be dealt with by correspondence, either by email, letter or telephone. The distance between you and your Conveyancer is therefore of no relevance in relation to your property transaction.
Your Conveyancer, or members of his or her support team, will always be available for you to speak to during normal working hours. The target response time for returning calls in relation to messages left is two hours. You will have at least five points of contact available to you at any time that you decide to call.
An average conveyancing transaction takes anywhere between 12 to 16 weeks to complete. We have sold and purchased properties in the past within 48 hours of receipt of instructions. In the majority of circumstances most Clients do not wish to move to these timescales! Our Conveyancers are amongst the most effective in the industry and regularly complete transactions in under 8 weeks.
The specialist Licensed Conveyancers we use are very efficient and professional. The difference between using a Licensed Conveyancer to a Solicitor is that Licensed Conveyancers only specialise in this area of law and are therefore best placed to provide you with a superior service.
Leasehold conveyancing transactions usually involve additional work in comparison to freehold conveyancing transactions. The additional work will include investigating the lease, liaising with the landlord in relation to matters such as: serving appropriate notices on the landlord or managing agent; obtaining up-to-date service charge and management information; obtaining the landlord’s consents and reviewing management accounts. The obligations on both the landlord and the tenant in the lease need to be studied by the buyer’s Conveyancer and although most leases tend to follow the same basic format, every lease needs to be read from start to finish – regardless of the fact that the lease may have passed through many different owners since it was first granted.
