Obtain Official Copy Title Deeds and plan from HM Land Registry.
Obtain redemption figures and Title Deeds from Mortgage Lender.
Send contract and support documentation (Office Copies, Sellers Property Information Form, Fixtures Fittings and Contents Form and any guarantees etc to Purchasers Solicitors).
If leasehold, enquiries raised of management company to include insurance details, service charge and ground rent accounts. Documents to be forwarded to the Purchasers Solicitors once received.
Send contract to client for signature.
Reply to any enquiries raised by Purchasers Solicitors.
Exchange contracts with agreed completion date.
Request final redemption figures.
Purchasers Solicitors send the Transfer document for signing by the Seller in readiness for completion.
Undertakings provided to confirm the legal mortgages are to be repaid on completion.
Purchase monies received from Purchasers Solicitors.
Keys to the property are released by the Estate Agent.
