Sale Transactions
- Instruction received.
- Initial Pack sent to the Buyer with I.D. Information Leaflet, Sellers property Information Form and fixtures Fittings and Contents list.
- Obtain Official Copy Title Deeds and plan from HM Land Registry.
- Obtain redemption figures and Title Deeds from Mortgage Lender.
- Send contract and support documentation (Office Copies, Sellers Property Information Form, Fixtures Fittings and Contents Form and any guarantees etc to Purchasers Solicitors).
- If leasehold, enquiries raised of management company to include insurance details, service charge and ground rent accounts. Documents to be forwarded to the Purchasers Solicitors once received.
- Send contract to client for signature.
- Reply to any enquiries raised by Purchasers Solicitors.
- Exchange contracts with agreed completion date.
- Request final redemption figures.
- Purchasers Solicitors send the Transfer document for signing by the Seller in readiness for completion.
- Undertakings provided to confirm the legal mortgages are to be repaid on completion.
- Purchase monies received from Purchasers Solicitors.
- Keys to the property are released by the Estate Agent.
- All mortgages on the property are extinguished.
