In the event that you have undertaken any building work on your property over the course of the last 4 years, we confirm that we will require full details in this respect. You will need to provide us with copies of all relevant planning and building regulation consents and any guarantees which you may have. Such guarantees may include damp and timber infestation guarantees or double glazing guarantees. Your new mortgage lender may request that we place the aforementioned documentation with your title deeds on completion. Please note that it will be a condition of your offer of mortgage that we obtain copies of all relevant planning and building regulation consents in respect of any alterations that have been made to the premises and it is your responsibility to provide us with this documentation prior to completion of this transaction.
Special conditions in your mortgage offer or valuation report may stipulate that we must obtain certain information/documentation, such as NHBC, planning, or building regulation documentation, or check if they exist. Any such additional work will incur a charge of £50 plus VAT per document requested.
