The Basic Conveyancing Fee will have been provided on the assumption that your property has been registered at the Land Registry. The vast majority of properties in England & Wales have now been registered at the Land Registry. In the event that it transpires that the property has not been registered at the Land Registry and is currently "unregistered", an additional fee of up to £150.00 will be charged by ourselves for deducing title to the property in this respect and effecting compulsory registration at the Land Registry.
Please note that Land Registry Registration Fees may increase in the event that your property is unregistered. Additional Land Registry disbursements will be charged in order to facilitate the first registration of your property at the Land Registry and the disbursements originally estimated in this respect may vary.
