The Basic Conveyancing Fee will have been provided on the assumption that the property has been registered at the Land Registry. The vast majority of properties in England & Wales have now been registered at the Land Registry. In the event that it transpires that the property you are purchasing has not been registered at the Land Registry and is currently "unregistered", we will charge an additional fee of up to £150.00 plus VAT for deducing title to the property in this respect and effecting compulsory registration at the Land Registry following completion.
